FAQ's


#1) When I buy my Lot do I have to start building my new home by a set date?
NO - the only timing requirement involved is that once you have started your building process (eg. excavating for your home’s footings) you need to have your home built within TWO YEARS from that start date.


#2) Will I have to pay Taxes to the Town of Logy Bay - Middle Cove - Outer Cove and how much will they be?

YES - As you will be on your own Well Water source there will be NO Water Taxes. You will be assessed Property Taxes that will be based on you paying $4.50 per $1,000 of Assessed Value of your home (example: if your home is assessed at $600,000 then your Property Tax bill will be 600 x $4.50 = $2,700 per Year). For comparison, residents of St. John’s have a $8.10 per $1,000 property tax rate and therefore on a $600,000 home they are paying $4,860 annually PLUS another $615 per year for their Water Taxes.


#3) Will the Protective Covenants stay in place after the initial Buyers sell their homes?

YES - the Protective Covenants stay in place permanently as Owners contractually agree that when they sell their home they will get the New Purchaser to accept & execute a copy of the Protective Covenants as part of their initial purchase documentation.


#4) Where do I call with any questions I have regarding the Town’s “Building Code” for the construction of my Home?
Call the Town of LBMCOC at ph #726-7930 - the Town has a Resource Person that handles answering  "building code questions" in fulfilling his duties as the Town Clerk/Treasurer & Development and Planning resource person for the Town of Logy Bay-Middle Cove-Outer Cove.
